"Dock’s Beach" Rental Contract
This contract, dated ____/____/_____, is made between Ann Marie Stief and/or William Stief and ________________________________________ for rental of "Dock’s Beach" cabin, 15 Colby, Star Lake, NY, 13690 for the week(s) of ____/____/_____ through ____/____/____ for a rental fee of $________(_______________________________dollars).
Due to the short season and the fact that many people book up to a year or more in advance, a $400 (four hundred dollar) booking fee/security deposit is due at signing - this fee will be refunded after the rental is complete only if there is no damage to the property during rental period. If the reservation is cancelled before the rental fee is paid, this fee will not be refunded unless a replacement renter is found.
The rental fee is due May 1st of the rental year and is non-refundable unless another renter is found to rent the cancelled time. If a replacement renter is found, a refund in the amount of the replacement renter’s fee will be made, and the security deposit will be refunded; if no replacement is found, only the security deposit (not the rental fee) will be refunded.
Terms
1. Check in is Saturday 3 PM.
2. Check out is Saturday 11 AM.
3. There are 3 beds - one queen, one full, and one bunk (with a full and a twin). Maximum number of guests is 7 people unless prior permission is obtained.
4. Cabin will be clean when you check in, please leave it tidy when you leave.
5. No pets.
6. No Smoking in cabin/bunkhouse/outhouse.
7. Absolutely no illicit drug use, and no underage drinking - violators will basked to leave immediately without rrental fee refund.
8. Renter is responsible for any and all damages.
9. Towels and linens are not provided but are available for an additional $50 per the week.
10. A phone may be present (until the cell tower is built - possibly this winter) for local calls only - it should allow 800 number access for calling cards.
11. A blue waste container for trash is available for use across the street. Also, please help recycle - a bin for paper and a bin for glass/plastic/cans is also provided.
12. There is a fire ring by the lake - please do not move the ring, and no fires are permitted anywhere else on the property. Please be aware of weather conditions and abide by any burning bans.
13. Rental includes use of main floor of cabin (bunkhouse and basement of cabin are for maintenance purposes).
